Not at all. We cover ALL expenses required to sell your property! Our goal is to make the process of selling your property quick, easy, and painless. As part of that effort, we’ll cover any fees or expenses required to transfer the property to our ownership.
Of course! As we’ve mentioned, our goal is to simplify the process of selling your land which includes us paying for any back due taxes that you may have.
We strive to close on all signed purchase contracts within 30 days of acceptance.
However, there is no one size fits all answer. Every situation is different so the time to close and receive your payment can vary depending on your particular situation.
We’ve had sales that closed as quickly as a few days and others that took a few months.
As a general rule of thumb, 30 days is a good estimate.
- Real estate agents earn their commissions from the proceeds of the seller. Said differently, if you decide to list with an agent, around 10% of what you sell your property for will actually go towards paying agent commissions (buyer and seller). However, if you decide to sell to us directly, there will be no fees, commissions, or out of pocket expenses. The price we agree upon is what you walk away with.
- Listing with an agent also takes time. You have to find an agent, they have to go out and take pictures of your property, you then list the property and wait for potential buyers. Finally, just when you think you have a buyer, the deal falls through because of financing issues or due to the feasibility clause in the contract. On the flip side, if you decide to sell to us, there is no waiting or deals falling through to financing. We are your buyer and we pay all cash.
Our goal is to understand your situation and agree on a price that works for you and us. However, if for whatever reason we agree upon a price and you later decide you no longer want to move forward with that, that is completely fine.
There is no fine print, no penalties, no fees, or any obligation for you to move forward with our offer.
